Once we have gained and offer and a let has been agreed this is where we pride ourselves on the actual part of the process with our Let Progression Programme. We will take up full references upon the ingoing tenants including Right to Rent, ID, Proof of Residency, Ability to pay future rents. Check to make sure there is no undeclared adverse credit history like CCJ’s or bankruptcy. Current landlord reference (if appropriate). Find out why they want to rent your property and does it make sense – This helps you and us to become comfortable with letting to them.
Step 6
Compliance.
We will make sure that you and your property are compliant with valid EPC, EICR, Gas Safe Report, Right To Rent check, Deposit Registration. How to Let brochure is supplied to the tenant and of course the Tenancy Agreement.
Step 7
We will take on your behalf at least 1 month’s rental in advance and normally 1 months’ rent as deposit.
Step 8
We will notify all Utilities and Council of the change over names & meter readings – so you need not worry.

For your confidence we are regulated by The Property Ombudsman and have CMP Client Money Protection cover.
